PROJECT #1 • Crossover
Type: Single family residential (at scale)
Locations: Kalispell, Montana; Redmond, Oregon; and Spokane, Washington
Specific Role of Mass Timber: As primary construction component, industry disruptor, and brand reputation
Description:
Crossover is an integrated design and financing platform committed to accelerating the adoption of mass timber in residential development spanning single family homes, duplexes, and fourplexes. Our focus is on regions with high growth potential, proximity to mass timber production, and heightened risk of environmental harm.
Our multi-year strategy aims to deliver 1,000 units of mass timber housing, supported by a robust awareness and marketing campaign to reshape public perception and amplify demand for sustainable construction.
Crossover addresses the current barriers where mass timber is often seen as overly complex, bespoke, and impractical by transforming it into a simple, scalable, and common sense solution. We leverage three powerful forces:
• Consumer behavior
• The national housing crisis
• Localized development constraints

PROJECT #2 • Mass Timber in Harlem
Type: Multifamily residential
Location: Harlem, Manhattan Borough | New York City, New York
Specific Role of Mass Timber: Entry lobby experience and superstructure descending down to the garden courtyard, along with exposed CLT ceilings. There are options for exposed glulam columns, point-supported, for the seven stories above grade.
Description:
This 7-story mass timber, market rate apartment building is located in the heart of Harlem on a 10,000 square foot south-facing site overlooking Marcus Garvey Park.
The project is 50,050 GSF and includes 35 two- and three-bedroom units with rich amenity spaces and outdoor courtyards and sunken gardens. The site is directly adjacent to the Harlem branch of a Carnegie New York Public Library to the east. The site is well-served with transit less than a 5-minute walk from multiple subway lines and adjacent to the 125th Street commercial core.
Design emphasis was placed on ample green space, maximum light penetration, and healthful, biophilic interiors that build upon the owner’s Swiss heritage. The owner has a strong desire to create a meaningful, lower-carbon project. This has pushed him to transition away from a previous concrete design to execute an innovative legacy mass timber building that will shape Harlem, sequestering carbon for generations. His investments into the site, owned free and clear, as well as the extensive entitlements and integrated delivery team packages, make this an incredible opportunity to build in New York City.
PROJECT #3 • Leaf Pandora Reboucas
Type: Mixed use
Location: Sao Paulo, Brazil
Size: 21,000 sq. ft.
Specific Role of Mass Timber: CLT and glulam will comprise the entire structure

The project consist in develop of a mixed used complex of one hotel and four corporate buildings in one of the most important CBDs and one of the wealthiest neighborhoods of the city.
PROJECT #4 • Pegasus Equestrian International Resort & Venue
Type: Mixed use
Location: Douglas County, southern Oregon
Specific Role of Mass Timber: Mass timber will anchor flagship public-facing buildings — beginning with the Pegasus Experience Center (expressed glulam + timber interiors) — and extend to arena/hospitality elements where timber improves constructability, schedule, and guest experience
Description:
Pegasus is an approved, world class equestrian destination with a full interchange along I-5. The international equestrian competition venue and resort will be one of the most versatile in North America. The venue will serve not only the entire West Coast, but global equestrians.
On 2,800+ acres only 45 minutes south of Eugene, Oregon, Pegasus is nestled among the low hills in Douglas County with approved resort and facilities for year-round, multi-disciplinary equestrian events, including hunter/jumper, three-day eventing, reining, vaulting, driving, polo, dressage, steeplechase, western, and more.
Expected non-equestrian uses can include outdoor sports or events such as car shows, dog shows/trials, weddings, conventions, conferences, and international meeting space. The Equestrian Experience Center (EEC) will include a visitor center, general commercial, wine tasting room, distillery, as well as equestrian support businesses & services.
Pegasus will have the atmosphere of a private estate, with a minimum 150 room, luxury resort & spa unlike any other venue in the country. It would hold year-round competition allowed by a favorable climate and 3-5 indoor arenas and include onsite services, international in scope. This includes the ability to run multiple events simultaneously.
